How Many Showingsshould my home be getting?

Showing activity is the most useful feedback you get, and it points at a specific problem depending on where it breaks down.

Read it as a funnel, not a number

There is no correct number of showings, because it depends on price band, property type, season and how much competition you have. What is diagnostic is where the process stops.

No showings at all

This is the clearest signal in real estate and the one sellers most want to reinterpret. If a home has been properly marketed for two or three weeks in an active market and nobody has come, buyers are seeing the price and declining before they get to the photos. Waiting rarely fixes it, because the buyers who already passed do not come back on their own.

Plenty of showings, no offers

This one confuses sellers most, because activity feels like progress. It usually means the home is priced high enough to be worth looking at but not worth buying — buyers are using it as a comparison to justify something else.

Before assuming price, get the feedback. If several buyers independently mention the same thing — the basement, the road noise, the kitchen, a bedroom that is really an office — that is a real signal and sometimes cheaper to fix than to discount. If the feedback is generic and everyone eventually mentions price, it is price.

Ten showings and no offers is not bad luck. It is ten separate households independently reaching the same conclusion, and it is worth treating as data rather than as a run of misfortune.

A realistic frame

In a normally functioning market a well-priced home generates its serious interest early — the accumulated pool of buyers who have been looking all see it in the first two weeks. That is why the first two weeks matter disproportionately, and why a price that is wrong at launch is expensive: you spend your best exposure on the wrong number.

After that initial pool clears, you are relying on new buyers entering the market, which is a much slower trickle.
